An increasingly rare opportunity to acquire a piece of paradise and get close to nature.

This south facing parcel of land, including pasture, a small area of wood, copse and conservation area is set overlooking a valley with no visible housing nor any traffic noise. Approached over a level hardened track through woodland from the public highway a half mile or so away, the location is absolutely stunning.

The land is set about a mile from the rural village of Stoke Rivers, 2.5 miles from Bratton Fleming and 4 miles to the north of Barnstaple the ancient borough and administrative centre for North Devon.

Some 6 miles to the north east is the dramatic heather moorland of Exmoor, whilst 10 miles to the west the stunning coastal scenery around Saunton, Croyde and Putsborough offering sandy beaches for surfing and fishing, whilst to the north the stunning cliff faces around the twin coastal towns of Lynton and Lynmouth.

Whilst on site taking the sales particulars there was evidence of native red deer slots in the snow, badgers, foxes and a pair of stoats chasing each other in the spring sunshine.

To one end of the land a level quarry area ideal for parking or camping on visits.

The whole area is a haven for wildlife with the occasional screech of a Jay, the cronk of a Raven and perpetual birdsong and lower down the slope the sound of the brook running down the bottom of the valley on adjoining land.

It should be noted that the shooting rights are in hand to the League against Cruel Sports so there will be no hunting or shooting over the land.

The land comprises of approximately 8 acres of "organic" meadow like pastureland, south sloping with many indigenous flowers and grasses and enclosed by a stock proof post and wire fence for sheep whilst running along the southern boundary is the area of wood, coppice a strip of conservation land which runs down to the track which is just outside the southern boundary of the property.
